    OUR COMMUNITY Del Mesa Carmel is independent living at its best, with on-site fine dining, a fitness center with indoor swimming pool and spa, exercise classes, a workshop for arts and crafts, garden plots, and a USLBA lawn bowling club. A variety of resident committees and clubs host educational speakers, first-rate movies, art exhibits and films, as well as casual gatherings and community-wide parties.     CLUBHOUSE TOUR Clubhouse Lobby The Lobby is a meeting place for residents entering the dining rooms or stopping by to get mail. It's also the site of informal social gatherings at the end of the day--bring your beverage and snack of choice. The Clubhouse is the heart of Del Mesa Carmel and provides a number of rooms for a wide variety of activities. It also houses our restaurant, Woody's at Del Mesa, administrative offices, the maintenance shop, and a very helpful front desk. Meeting rooms double as card and game rooms, the library has a kitchenette included for large gatherings, and there’s a woodworking shop in the basement. Meeting Rooms can be reserved for private events with family and friends or outside groups. Catering is available with Woody's at Del Mesa. Boyer also compiled photographs of European landscapes, peoples, and architecture, and had numerous exhibitions in both American and European Galleries. During the 80’s he traveled the U.S. compiling photographs for a book, American Roads, and is now compiling photographs for a future book project. Winston Boyer lives in Carmel, California and works as a fine art and commercial photographer. He considers color photography his medium and uses the Cibachrome Printing Process and Giclee Pigmented Prints for the production of his fine art prints." Inspired by coastal landscapes, botanical forms, and every day objects, their work reflects a shared sense sensibility shaped by place, memory, and careful observations. While each artist approaches their subject differently - through detailed study, direct observation, or a more interpretive and process-driven practice - all are drawn to moments of quiet and stillness. Together, their work offers three perspectives on the same impulse: to look closely, to notices, and to translate those experiences into visual form. About the Artists Susan Sward: Susan is a Rhode Island- based painter whose work reflects the quiet beauty of coastal landscapes and the natural world. Inspired by marshes, open skies, and the shifting light of the Atlantic shoreline, she creates atmospheric paintings that invite stillness and contemplation. Alongside these landscapes, she produces detailed studies of birds, grounded in close and sustained observation. Sward studied biology at Marquette University before earning a BFA in Studio Art from Rhode Island College. Her background in natural science continues to inform her work, including field studies for the Audubon Society's Breeding Bird Atlas. She is a member of the Guild of Natural Science Illustrators. Whether working in expansive, light-filled landscapes or more intimate studies of wildlife, her paintings are unified by a sensitivity to atmosphere, careful observation, and a deep attention to subtle shifts in color and light. She lives and works near the Rhode Island coast, where daily encounters birds, shoreline, and sky continue to shape her visual language. Charlene Sward McNally Charlene Sward McNally's work emerges from a sustained studio practice shaped by years of study, teaching, and exhibition. Working in solitude and with careful attention, she creates intimate botanical and natural studies that reflect a deep reverence for detail, structure, and the quiet complexity of the natural world. Her work centers on stillness, perception, and the presences of natural forms. Focusing on close observations, she creates paintings that invite a slower, more attentive way of seeing. Rather than constructing narrative, she allows meaning to emerge through attention - through the act of looking itself. In addition to her studio practice, Charlene has taught watercolor panting in an intimate home studio setting in Benicia, California, sharing her approach to observation and process with small group of students. Cheryl Sward Cheryl Sward is a mixed media artist working from Suite Nirvana studio at Del Mesa. Her paintings move between representation and abstraction, guided by shifting horizons, simplified forms, and a quiet sense of place. Through an intuitive use of color and spatial balance, her work invites stillness, offering space for reflection and quiet discovery. Her years of printmaking continue to inform her practice through a layered, process-driven approach. Working on sumi paper, she paints and created monotypes that are later incorporated into her paintings, where texture, transparency, and chance become part of the visual language. She is a member of the California Society of Printmakers and the Monterey Peninsula Print Club. Her work has been exhibited in juried and group shows throughout California, including the Pacific Grove Art Center and Felix Culpa Gallery.     FACILITIES, AMENITIES, & COMFORTS Your Tour is one click away Turning off of Carmel Valley Road and approaching Del Mesa Carmel through its tree-lined drive, you realize you’re entering a special world. A stop at the guarded security gate gives you the feeling of safety—and you know this is a community that cares about residents’ well-being. Continue up the driveway . . . Amenities for Fitness & Pleasure Coming to the top of the entry drive, you emerge onto the mesa. On your right, you’ll see the Clubhouse and on the left, you’ll see the Fitness Center with its indoor pool and spa, as well as a room full of exercise equipment. A full-sized lawn bowling green is next to the Fitness Center where residents meet three times a week for friendly games or a bit of practice. New players are welcomed with open arms and there’s no expectation that they need to become experts in the game. Camaraderie is key and some residents come just to socialize after games are finished. A putting green rounds out the area that allows many residents that are avid golfers to sharpen their skills at home before going out to play on one of the Peninsula’s many courses. Group exercise classes are held in the large Redwood Room of the Clubhouse on a weekly basis. Clubhouse & Restaurant Across the road from the bowling green is a generously sized Clubhouse that is the heart of so many Del Mesa social gatherings, events and activities. Here you’ll find Woody's at Del Mesa restaurant , as well as meeting rooms that double as card and game rooms, a library with a kitchenette included for gatherings, and a large game room with a pool table and large screen HD television. In the basement, there’s a woodworking shop. And of course, there’s the Front Desk and administrative offices where you’ll get questions answered, reservations taken, and other services. Meeting Rooms in the Clubhouse may be booked for private events with family and friends. Catering is available to help make your event a special one. The Gallery Hallway is used by the Art Association to hang displays of residents' art as well as works by other artists on the Peninsula. A wine reception is usually held so that residents may meet the artist. Art Center From the Clubhouse, follow the road around the bend and downhill to find the Art House—a place where painters and crafters can gather to chat while they work or attend the occasional art class. There are cubby holes available to store personal art supplies for those who don’t want to take them home each day. If you join the Art Association, you’ll find camaraderie, and occasional group trips to museums and places of interest. Guest Units Follow the curving road toward the top of the hill and you’ll pass the Guest Units situated among the trees on the right. There are six tastefully furnished rooms, each complete with two queen beds, microwave, coffee maker, hair dryer, iron/ironing board and all the comforts of home away from home. It’s a great way to keep visitors close to home while letting them enjoy a bit of privacy and the ability to come and go. Garden Plots & Dog Park At the top of the hill, you find the Green Thumb Community Garden where residents can tend personal garden plots for fruit and vegetables or flowers. And among the trees, you’ll see the Grassy Paws dog park where residents can take their dogs to play while the pet parents sit and chat. Beautiful Grounds & Hiking Trails While in Del Mesa Carmel, you may see numerous residents out for walks. There’s a choice of wandering the landscaped walkways on the flatter mesa terrain or choosing an aerobic walk up the hill among the homes on the forested inclines. For ambitious hikers, there are trails connecting the top of the hill with Jack’s Peak Park to the north and with Roach Canyon Park to the east. Many residents of Del Mesa Carmel enjoy hiking and get together regularly with other residents to either saunter at a snail’s pace or do some serious hiking on nearby trails of the Peninsula, Garland Park, Toro Park, Point Lobos Park, Big Sur and more. The Peninsula encompasses the city of Monterey, as well as charming Pacific Grove, iconic Pebble Beach, and quaint Carmel. The Peninsula provides many opportunities for shopping, dining, ocean-side walks, golf, entertainment, and more. The world-renowned Monterey Bay Aquarium is located in the historic Cannery Row written about by John Steinbeck. Fisherman’s Wharf offers dining, shopping, and opportunities for whale watching cruises. As you walk along the shore, you will often see sea otters and seals frolicking in the Bay and, during certain times of year, you can even spot migrating whales. The Board works with the accounting staff and General Manager in preparing yearly budgets, managing expenditures, reviewing bids and contracts, and keeping a close eye on finances.     DMC Neighborhoods Emergency Readiness - Landscaping - Defensible Space - Community Managed by GM Tea Yengst, with support from DMC residents, Mimi Robinson, Barbara Edler, and Dave Fuller. Del Mesa is like a little city on a hill. Like other cities, it has a main street, a downtown, and neighborhoods. Just as a city is governed by a mayor and a city manager, Del Mesa has a Board of Presidents, Board of Directors, and a General Manager. And Del Mesa residents, a skilled staff of managers and workers, and committee volunteers interact as a collaborative community. Studies show that being actively involved in a community improves health, happiness, and longevity. A neighborhood should essentially be a friendly, comfortable, informal, relaxed place where you can get information and even support for all sorts of reasons. Having neighbors is a form of safety. Del Mesa's Neighborhood Program was established in January 2025 to increase resident safety, knowledge, and sense of community. The program is based on Del Mesa's historical neighborhood communities, and includes 12 neighborhoods, each with resident leaders guiding the effort for their neighborhood. The program is managed by GM Tea Yengst, with support from DMC residents Mini Robinson, Barbara Edler, and Dave Fuller. Background When Del Mesa was built in the late 1960s, the developers and architect Hideo Sasaki were awarded prizes for the design of the site. They cleverly situated the homes so most of them have access to views. Homes were built in a series of loops upward and downward from the mesa where the Clubhouse, pool, and bowling green stand. The design ends with a dramatic rise to the top of another flat mesa. Ultimately, it is the topography, as well as the wind corridors, sun exposure, and microclimates of Del Mesa that define our neighborhoods. The GM and Buildings & Grounds Committee decided to revive the idea of neighborhoods wth the intent of providing a network that helps build and support community knowledge, safety, and engagement, and enhances communication and collaboration across groups. Through the neighborhood leaders, information is shared about Emergency Readiness and Response, Defensible Space, Landscaping Beautification, and Board and Del Mesa priorities. Resident input and suggestions are secured and shared with Management and the Board to help inform decision-making. Neighborhood residents gather at social events, and new residents are welcomed by their respective neighborhood leaders. This diagram illustrates the Program's network. Our 12 Neighborhoods Our 12 neighborhoods each average 24 homes, with Quail Hollow (#151-162) being the smallest with 12 homes, and Pacific Heights II (#28-57) and Old Oaks I (#185-212) being the largest, each with 30 homes. The neighborhoods with the lower numbers start along the southern end of the property and proceed up the hill to the Highlands neighborhood, with the highest numbers.     SALES INFORMATION Send all completed Application for Ownership or Occupancy Forms to the Office Administrator, Alyssa Ayon aayon@delmesacarmel.org Application for Approval of Ownership or Occupancy Ownership, transfer of ownership, lease or rental are strictly the function of the homeowner as long as any new permanent occupant is approved by the Association. Application for Ownership or Occupancy Application for Ownership or Occupancy Electronic Form No person may permanently occupy a home at Del Mesa before approved for occupancy. Each prospective resident must complete and submit an Application of Ownership or Occupant to the General Manager. After receipt and approval of the completed application, staff will reach out to schedule a meeting with the General Manager. This meeting is designed to welcome new residents into the community and inform them of the Association policies and procedures. Occupancy on a permanent basis is restricted to two persons per home unless an exception is authorized by the Board of Directors. Minimum age is 55 years, except for a married couple where only one spouse needs to meet the 55 years of age requirement. Cost of Living at Del Mesa 2026 Operating Budget Cost, Fees & Services Condominium owners must pay a monthly association fee based on the size of their home. This fee covers the cost of utilities furnished to the units, garbage, collection, external maintenance of the homes, liability insurance for the common areas, costs of operating the common facilities (clubhouse, swimming pool, etc..), security at the clubhouse, and salaried for approximately 38 employees. Also, the monthly association fee does not cover the following: Real property taxes to your home Cable TV Telephone Earthquake insurance Insurance on your personal property & interior upgrades and finishes Public liability insurance in case of individual liability for injury's to others. Association Documents Article of Incorporation DMC Financial Operations To operate and control the affairs of our community, the Del Mesa Carmel Community Association has been established as a nonprofit corporation. The Association operates under its governing documents (Articles of Incorporation, Declaration of Protective Restrictions, Bylaws and Ground Rules) and a Maintenance Contract. Ownership, transfer of ownership, lease or rental are strictly the function of the homeowner as long as any new permanent occupant is approved by the Association. As an owner of a condominium unit, you need to purchase what is known as an HO-6 policy. A condominium owner’s policy provides coverage for certain building components within the interior of the unit not covered by the Association’s Master policy and your furniture and personal property. This is known as Dwelling Coverage and Personal Property/Contents Coverage and it ensures that your damaged or destroyed property is protected up to the insurance limits you purchase. Your condominium owner’s policy should also include Personal Liability coverage in the event that you are sued for accidentally hurting other people or damaging their property. Read more... Remodeling of Homes and Landscaping To ensure the existing architectural and landscaping integrity is maintained, before making certain changes to a home, inside or out, a resident must obtain approval from the Building and Grounds Committee. Specific requirements can be found in the Del Mesa Ground Rules. Cars & Driving Each home is provided one covered parking space. There are a limited number of uncovered parking spaces for residents with a second car. Del Mesa discourages residents from keeping more than two cars on the property and prohibits the parking of trucks and RV's in the residential parking areas. Del Mesa expects residents with a restricted drivers license to striclty obey those restrictions. The maximum speed limit on Del Mesa road is 25 miles per hour. Pets Although Del Mesa is not the most appropriate community for pets, pets are permitted if they are kept inside the homes, on a leash when outside the home, and are not a nuisance to other residents. Pet owners must remove their pet's excrement from the common area immediately. Firewise USA Certificate A Firewise Certificate is awarded by the National Fire Prevention Agency and the California Department of Forestry and Fire Protection.
